The Davies Facility

As one of the first Consumer Package Goods facilities to take a holistic approach to developing a manufacturing facility and distribution center, the Davies Facility in York, PA continues Church & Dwight’s sustainable legacy earning LEED Silver certification in December 2009. The project team for this new facility focused on upholding sustainable practices while considering workplace conditions for the anticipated 300 employees. With Church & Dwight’s need to address its current facilities’ inefficiencies and expand to accommodate future growth, a new strategic location in close proximity to major highways and railways was essential.

7group facilitated the integrative design process and provided LEED consulting, energy modeling and consulting, LEED specifications, LEED documentation and commissioning services. With clear sustainability goals outlined from the beginning of design, the project expects a 100% reduction in potable water use for flush fixtures, a 31% reduction in energy consumption and a 50% reduction in wastes from manufacturing operations.

This facility realized these goals by collecting and treating rainwater, wash-down and manufacturing process water via an on-site gray water system as well as using high efficiency boilers, a geothermal HVAC system, an on-site Energy Management System, a solar hot water system, office task lighting and motion activated lighting. Additionally, the project team identified and preserved existing natural sensitive resources on the rural project site including wetlands, woodlands and water bodies. Over 7,800,000 sf was left undeveloped to provide open space and restore native planting. 72% of the wood-based materials used were harvested from FSC certified forests and 57% of total building materials were sourced within 500 miles of the building site.

  • Wetlands and water bodies identified on the site were preserved with a site design that also provided open space that exceeds local zoning requirements by 208%. Sustainable landscape practices implemented use native and drought tolerant species requiring no permanent irrigation system.
  • Many strategies were implemented to reach the project team’s energy efficiency goals; geothermal heating and cooling, a solar hot water system and high-reflectance roofing materials.
  • The close proximity to three major highways and the rail line were crucial in choosing this project’s site. To significantly reduce the facility’s annual truck shipments and the resulting traffic congestion and pollution, the project included rail construction providing full rail access to and from the site.
